We prepare and lodge your loan application, handling all the paperwork and documentation. Our team liaises directly with the lender to fast-track your pre-approval, giving you the confidence to make offers knowing your finance is in order. We keep you updated at every stage.
Once you've found your property, we move quickly to secure formal (unconditional) approval. This includes coordinating the valuation, satisfying any lender conditions, and working with your solicitor or conveyancer to ensure everything aligns for exchange of contracts.

Most lenders require a minimum deposit of 5% of the property’s purchase price, though a 20% deposit is ideal because it allows you to avoid paying Lenders Mortgage Insurance (LMI). LMI protects the lender — not you — and can add thousands to your upfront costs.

Timeframes vary by lender and complexity, but as a general guide: pre-approval can take 1–5 business days, while formal (unconditional) approval typically takes 5–10 business days after you’ve found a property and the valuation is complete.
