Pre-Approval Guide
Everything you need to know about home loan pre-approval — what it is, why it matters, how to get it, and what can go wrong.
What Is Pre-Approval?
Pre-approval (also called conditional approval or approval in principle) is a written confirmation from a lender that they are willing to lend you a specific amount, based on an assessment of your financial position. It is not a guarantee of finance — it is subject to conditions — but it gives you a clear budget and tells real estate agents that you are a serious, qualified buyer.
Conditional vs Unconditional Approval
Most pre-approvals are conditional. This means the lender has assessed your income, expenses, and credit history and is satisfied in principle, but still needs to:
- Complete a valuation of the specific property you want to purchase
- Verify that your financial position hasn’t changed since the application
- Confirm that the property meets their lending criteria (type, location, condition)
Unconditional approval (also called formal or full approval) comes later — after you’ve found a property and the lender has completed all checks. At that point, they issue a binding loan offer with fixed terms.
Why Pre-Approval Gives You Buying Power
Walking into an open home or auction with pre-approval in hand changes the dynamic entirely:
- You know your budget. No more guessing what you can afford. You can search with confidence and avoid falling in love with a property that’s out of reach.
- Agents take you seriously. Vendors and their agents prefer buyers with pre-approval because it signals that finance is unlikely to fall through.
- You can move fast. In competitive markets, being able to make an offer the same day — backed by a pre-approval letter — can be the difference between winning and missing out.
- Stronger negotiation position. A pre-approved buyer is a lower-risk buyer. That gives you leverage when negotiating price or contract terms.
How Long Does Pre-Approval Last?
Most pre-approvals are valid for 90 days (3 months). Some lenders offer up to 6 months, but 90 days is the standard. After that, the pre-approval expires and you’ll need to reapply — which typically means providing updated documents and undergoing a fresh credit check.
If you haven’t found a property within the pre-approval window, don’t panic. Renewing is usually straightforward as long as your circumstances haven’t changed materially. We handle the renewal process for you.
What Documentation Do You Need?
A pre-approval application requires the same documentation as a full loan application. The more prepared you are, the faster the process moves.

The Credit Check: What Happens and Why It Matters
When you apply for pre-approval, the lender performs a hard credit enquiry. This is recorded on your credit file and is visible to other lenders. Multiple hard enquiries in a short period can lower your credit score and signal that you’re shopping desperately for credit — which is why it’s important to work with a broker rather than applying to multiple lenders yourself.
Under Comprehensive Credit Reporting (CCR), lenders can see your repayment history for the past 24 months, your total credit limits, and any defaults or judgments. A clean credit file with a history of on-time payments gives you the strongest possible position.
As your broker, we submit your application to one lender — the one we’ve identified as the best fit — so there’s only one credit enquiry. If that lender declines or the terms aren’t right, we reassess before submitting elsewhere.
Pre-Approval vs Borrowing Capacity Estimate
Online calculators give you a rough borrowing capacity estimate based on the numbers you input. They are useful as a starting point, but they are not pre-approvals. They don’t verify your income, check your credit file, or assess your expenses against a specific lender’s policy.
Pre-approval involves a real credit assessment by a real lender. It carries significantly more weight with vendors and agents, and it gives you a far more accurate picture of what you can actually borrow.
Common Conditions on a Pre-Approval
Your pre-approval letter will list specific conditions that must be met before the lender will issue formal approval. Common conditions include:
- Satisfactory property valuation — the lender needs to confirm the property is worth what you’re paying for it
- No material change in circumstances — your income, employment, and debts must remain substantially the same as when you applied
- Verification of documents — some lenders verify payslips and bank statements with your employer or bank directly
- Acceptable property type and location — some lenders restrict lending on certain property types (e.g. studio apartments under 40sqm, rural properties, high-density developments)
- Lenders Mortgage Insurance (LMI) approval — if your LVR is above 80%, the LMI insurer must also approve the loan
What Can Void a Pre-Approval?
Pre-approval is not unconditional. The following changes can invalidate it:
- Changing jobs — especially during a probation period, or moving from permanent to casual/contract
- Taking on new debt — a new car loan, credit card, or BNPL account changes your serviceability
- Missing repayments — even one late payment on an existing debt can trigger a reassessment
- Large unexplained transactions — significant withdrawals or deposits that the lender can’t reconcile
- Providing inaccurate information — if the lender discovers discrepancies during verification, the pre-approval is withdrawn
The golden rule: don’t change anything between pre-approval and settlement. No new debts, no job changes, no large unusual transactions. If something does change, tell your broker immediately — we can often manage the situation if we know about it early.
Renewing an Expired Pre-Approval
If your 90-day pre-approval expires before you find a property, renewal is usually straightforward:
- We request updated payslips, bank statements, and any other documents that have changed
- The lender runs a fresh credit check
- If your position is the same or stronger, a new pre-approval is issued — often within days
Renewal is also an opportunity to reassess the market. If rates have moved or new products have launched since your original application, we may recommend switching to a different lender for your renewed pre-approval.
How a Broker Makes Pre-Approval Easier
You could apply for pre-approval directly with a bank — but there are good reasons not to:
- One application, one credit enquiry. We identify the right lender first, so you don’t burn credit enquiries shopping around.
- We know lender policies. Every lender has different rules about income types, property types, LVR thresholds, and expense calculations. We match you to the lender whose policy suits your situation — not just the one with the flashiest rate.
- We prepare your application properly. A well-packaged application with clear documentation gets assessed faster and is less likely to be referred or declined.
- We follow up. We chase the lender’s credit team on your behalf, escalate delays, and keep you informed at every step.
